Was Old Man Willow really a Brandybuck relative who had grown treeish, and in fact the Brandybucks were completely in cahoots with him? Merry conveniently fell into one of his cracks to conspire with him on how to steal the Ring from Frodo. It was Merry, after all, who started the whole "friendly conspiracy" thing, and if you think conspiracies are ever friendly, I have some prime real estate in the Dead Marshes to sell you. Or was it benign--maybe there was a great pizza joint or fish & chips shop in Bree, and the private entrance was a shortcut to Brandy Hall? Or are the Brandybucks like Wall Street billionaires who buy boltholes abroad, fearing a collapse of the system they themselves have made creaky, and this was their exit to said bolthole, probably in Archet or Chetwood, because Bree is too obvious?
