I suppose its a terrible question and no sense but due that its gonna be a sepparate book of Beren and Luthien story...would the rights be more avialable? And for that matter: where is Peter Jjackson?

Presuming this is another book of JRRT's writings edited by Christopher Tolkien, the copyright position will be exactly the same as all the other books published since JRRT died. 2) Presumably in New Zealand. He announced a new film project some weeks ago - based on a novel set in the future in which cities are mobile and attack one another - can't remember the title.
For still there are so many things that I have never seen: in every wood and every spring there is a different green. . .

I tried reading the first book about a year ago but didn't get far. I'll be interested to see how it is on film, though.

Since the story itself is mentioned in LOTR, they could likely make a legal case to do a movie and even sneak in elements from The Silmarillion or other writings but IMO it would be tough to do it properly without the backstory of the Silmarils and Morgoth or Thingol and Melian which are NOT mentioned in LOTR.

It's time that he move on to other things more suited to his talents. The story of Beren and Lúthien is one that was very close to J.R.R. Tolkien's heart, and it would be terrible to see it receive the same sort of treatment the Hobbit received.

With the right director and the right cast, this story has the potential to be one of the greatest ever told on film. Could make Gone with the Wind, Pearl Harbor, and Casablanca look like teen comedies.
Close to the edge, down by the river.
