and have to laugh because my ex was a contractor and we remodeled a house together and these are my takeaways: 1. It will take longer than you think. 2. It will cost [a lot] more than you think. 3. Be ready to be surprised! More than once! 4. Sub out the sheetrocking. And the roofing. And the painting. Earlier on, I was living in a cooperative house when we realized the floor in the bathroom was a bit dodgy (parts noticeably sank when you walked on them). So we set out to replace it. Long story short, we would have done better to have tossed a bomb into the room, rather than discover step-by-step that EVERYTHING had to be replaced.
