My aging oil tank leaked about 200 gallons of heating oil into the ground, and I was lucky from all accounts - I only ended up paying out $15,000 to get it remediated, which involved digging up my back yard to a depth of about 10 feet. I heard horror stories of people paying in excess of $100K if the oil got into groundwater. We didn't get it all out of the soil (the hole was starting to threaten my foundations) but we dumped a bunch of oil-eating organisms in and the state dept of Ecology called it good. While digging the guys pulled out a large granite rock, about 6 feet across, and put it in my garden. I got compliments on the great rock, and I would say "yeah, only cost me $15,000!" That was after completely replumbing (including replacing the greywater system), rewiring, insulating, replacing all the single-pane windows, and completely redoing the funky bathroom. And fencing. And building a back deck. I can't begin to calculate how many hours and dollars I poured into my garden. Oh, and repainting. I managed to move before replacing the roof became critical. Oops, I guess I did get started! Don't get me wrong: I loved my house. I had a lot of fun making it exactly the home I'd longed for. But I'm happy now to be in a condo.
